The planning phase is the most important phase of the building process. It all starts with the budget and how your budget matches your custom plans. It is critical to ensure that your budget is realistic and that you are pre-approved by your lender or one of ours. When designing your home there are several things to consider such as the following. Does your land match your plans and will the zoning or usage of your land work with your plans. Within this process this is what we call a feasibility study which will come into the process of how your plans are designed. Another factor to consider is the square footage of your home and to ensure that your money, materials, features and size measure up. When you are working with our design engineers, it is critical to know that our team consists of licensed engineers and NOT drafters. It is critical to ensure your plans meet local building codes and regulations with IBC and IRC. That means you will be working with someone on our team who is an actual licensed engineer who can stamp, seal and approve your build for permitting. It is also important to ensure that your builder or one of our senior builders is involved in the beginning of your planning process. This will ensure you are working within budget and to ensure you can build your dream barndominium or home. The design phase is not a part of the build phase and within this planning process, it is critical to ensure we are taking all things into consideration from land prep, excavation, grading, clearing, materials, schedules, line items, labor, consulting fees, etc.
