Steel Frame Draw Cycle
1. Consult with a Building Consultant.2. Confirm with your local building department what stamps and seals are required for construction.3. Communicate with Colt what is required by your local municipalities, building department and zoning. Take note plans can be 50% more cost effective that stick frame by avoiding paying a third-party structural engineering firm to stamp custom structural wood framed homes. Pre-Engineered Steel Structures have an advantage over stick with consistency and technological advancements to meet IRC and IBC codes. 4. Phase 1: Fill out Intake Forms, Pay for Plans, Quality Control Meeting Conducted5. Phase 2: Start and Complete Architectural Plans with the Colt Design Team. Sign Off by Client must be completed in order to proceed to Phase 3.6. Phase 3: Pre-Structural Engineering Complete in accordance to architectural plans.7. Phase 4: Populated a Steel Price for Materials and full estimate for the erection of the steel building, exterior doors and windows by our in-house project managers.8. Phase 5: Upon requirements: Order stamps and seals for Architectural, MEP and Structural plans based on the research of step 2. This can take 1-3 weeks compared to 6 months with 3rd party architects, MEP Engineers and Structural Engineers.9. Full Estimation: Conduct a site visit with your full estimation with Coltestimating.com There is a 1–3-week lead time to populate a price on all materials and labor to fully construct the home. Lead times are longer for commercial projects. The full estimate is populated and turned into the client or the bank for approval of construction. 10. Construction Begins with typically 5 draw cycles that is disbursed along the scheduling of the General Contractor who is dependent upon the sub-contractors.11. Excavation12. Rough in Plumbing, Electrical and Foundation13. Steel Building Materials ordered for the entire shell, siding, exterior paint included, gutters, doors, windows and exterior frame of the home.14. Steel Erection of the Building and Install of all exterior windows, doors, windows, gutters and exterior panels15. Internal Framing Materials and Labor16. Rough Plumbing17. Electrical Rough In18. Sewer Rough In19. Sewer and Water Hookup20. HVAC21. Insulation Walls and Ceiling22. Drywall, Tape and Texture23. Chimney and Fireplace24. Paint Interior25. Interior Trim and Doors26. Counter Tops 27.
