What is our process?
1. Marketing: We utilize a variety of avenues to connect with our customers.
2. Consulting: This is the assessment phase of your build. We provide our services to meet your needs. There are many variables in building a custom home and it is critical to ask the right questions about how we can better serve our clients. During this consultation, many aspects of the build may be discussed, such as square footage, IBC Code, land security, land prep, and Budget. There are hundreds of moving parts in the custom home-building process, but we seek to simplify it for our clients.
3. Financial Approvals and Budgeting: Our financial lenders help support our clients with their home-buying needs.
4. Structural Quote: This is based on our online design builder that can be found here: ONLINE DESIGNERS (coltbuildings.com)
5. Planning and Development: We offer stock and custom plans based on your budget, location, and the complexity of the design.Coltengineeringfirm.com
6. Free Final Structural Quote: A final structural quote is calculated based on the architectural plans that have been designed with materials, delivery and installation. This estimate includes the price of your building materials and delivered to your job site.Coltbuildings.com
7. Free Erection Estimate: This free estimate is based on the erection of the building & equipment rental of your building.Colterectors.com
8. Soft Estimate: This is based on a national database that calculates local material averages and labor cost to calculate your build but is not a hard calculation of your build. This based on the average per square foot of what your build could cost and may range $100,000 but allows you, your contractor or Colt Contractors to work with a justified range of your custom home.
9. Construction Calculation Consult: This estimation includes a full construction break down of all material and labor for your job, Environmental Evaluation & Site Visit. This service is conducted by Colt Contractors LLC with a service fee for a full construction estimate on your project, site visit, building department visit, zoning department visit and full construction evaluation of your project. This hard estimate requires our Colt Team members to line up hard numbers from sub-contractors, material cost, labor cost and to conduct a site visit with land clearing, well and electricity. This construction estimate includes multiple details such as well and pump Company, Site Preparation with land clearing, road systems, septic prep and pad prep, Electricity which includes of running power to the job site under or overhead, Plumbing, Concrete, Internal Framing, Flooring, Painting and Sheet Rock, Insulation, Wiring, Finishes, Window and Doors, Fixtures, Cabinets, Appliances, Landscaping and to calculate all elements included such as porches, pools and driveways.This can take days or weeks for the subs who will run their own calculations and even visit your job site.This service is only offered in South Carolina, North Carolina, South Texas, Florida, North Carolina, Georgia and Tennessee. 10. Colt Pools: Colt Pools can also be added to the clients build with a wrap mortgage.Coltpools.com
11. Funding & Financing: Upon the approval of hard numbers, building materials, installing this is submitted to the client and lender for approval. Upon approval we will move forward toward permitting.
12. Permitting: This process includes filing for a local business license, applying with local authorities and beginning the building process. This can take days, weeks or months dependent on your local building department.
13. Break Ground: This includes typically 5-7 draws of financials in applying this towards your build. Each draw is cut directly to the builder or FRO to account for all financials to be applied to the build and for no other reasons.
14. Certificate of Occupancy: This certificate is granted from the building department as the site has been inspected by local authorities to ensure our team is meeting the requirements of the International Building Code.

All pictures are used for marketing purposes and in some way shape or form is utilized within our builds from steel structures, conceptual visuals, pools and complete finishes. Any and all builds can be reduplicated according to site specific codes and vary based on State and Federal laws.
